Louisville Slugger Museum & Bat Factory

Baseball bat factory and museum, parking structure (1996)

Prominently featuring the trademark 120-foot tall bat along Historic West Main Street, the H&B Louisville Slugger headquarters has served to extend the western boundary of the central business district. A precursor to the surge of mixed-use urban revitalization along Main Street, the manufacturing operation also provides a tourism component that has evolved to become one of the city’s top attractions since its reopening in Louisville in 1996.

Glassworks

The Glassworks is the center of the exciting Glassworks District, located in the renovated Snead Manufacturing Building. Built in 1909, this structure was widely regarded as the city’s ugliest building in the late 1990s. With CITY Properties Group as lead designer and developer, this former eye-sore, once slated for demolition, opened as a multi-use facility in 2001 with the first urban loft apartments in downtown Louisville. CITY Properties Group continues to manage the buildings in the Glassworks District including Glassworks, Glassworks II, and ZirMed Towers.

Glassworks II

The Glassworks II Building, a historic 5-story masonry structure, has survived many uses to be renovated into 30,000 square feet of mixed-use office and residential condominiums.  The building’s unique character of exposed brick and heavy timber construction combined with modern amenities creates a unique urban character in the heart of the city.

ZirMed Towers

CITY Properties Group designed and supervised construction of the new 11-story ZirMed Towers building after securing a major commercial tenant to use the building as their headquarters. Construction began in 2008 and ZirMed occupied the building starting in 2009.

Glassworks District Garage

Parking structure (2011)

Opened in March 2011, this new parking structure offers options for Louisville Museum Row visitors, as well as residential and commercial tenants in the Glassworks District. CITY Properties Group built on established commercial and public relationships to design and construct a garage that contains offices for commercial tenants and 425 parking spaces. Green screens on the garage enliven the facades and will continue the focus on landscaping in the Glassworks District.

The Henry Clay

The Henry Clay is truly a unique building in downtown Louisville. Built in 1924 as an Elks Lodge, this prominent building then served as the Henry Clay Hotel and the YWCA until standing empty for 20 years. CITY Properties Group began work on the building a year before it hosted a Breeder’s Cup gala in the Grand Ballroom with Alison Krauss live on stage. Other event spaces, retail opportunities, apartments, and condos opened in the following year, making the Henry Clay a 24-hour center of activity downtown.

Clay Commons Garage

Opened in May 2011, the new parking structure provides parking opportunities for visitors to the Henry Clay, as well as residential and commercial tenants in the Clay Commons district. CITY Properties Group designed and constructed the garage that contains 330 parking spaces and will work seamlessly with the planned boutique hotel on the same block.

Baxter Lofts

The former studio of Glassworks partner Architectural Glass Art was transformed into the Baxter Lofts, contemporary/historic living opportunities in the heart of the Highlands neighborhood. Seven loft condominiums were created in the former manufacturing building, with the addition of the eighth condo from the neighboring residential lot, to create a shared designated walkway, common garden, and secured parking. All combined, the Baxter Lofts created both density and open space, adhering to smart-growth principles without compromising quality.

BroadBrook Center

Brook and Broadway Streets, Louisville, KY

Mixed-use retail center (2004)

Broadbrook is a downtown development that takes advantage of the pivotal location along the Louisville Medical District and I-65. A Walgreens anchors the Broadway frontage, on the site of the former Monarch auto dealership. Retail space and restaurants in the new commercial space utilize the character of the 120’ span bowstring trusses from a former bowling alley. The development serves as an example of adhering to the downtown development guidelines in the creative site strategies that provide street frontage & commercial tenant viewshed on a deep corner site, along with adequate parking, accessibility, landscaping and contextual design.

CITY Properties Group served as the developer and lead designer for the project, and may continue to develop this site in the future.
