The Edge at Liberty Green

The EDGE at Liberty Green is an evolving mixed-use development dispersed throughout a 12 block area in eastern Downtown Louisville. Located just north of the Medical and Research District within Liberty Green, the EDGE is envisioned as a community offering a combination of uses interspersed with pedestrian walkways, green spaces, and plazas. This new development will provide exciting new housing options to serve the Medical district and the growing cultural district along Main and Market streets, and will anchor the eastern edge of Downtown.  Amenities in the area such as restaurants, markets, gardens, and courtyards will enhance the development’s marketability.

The first phase of the 400+ unit development will include three to four story “City Home” Row Housing units with flexible floor plans, allowing for use as residential or mixed-use spaces. CITY Properties Group is the lead designer and co-developer for Phase I, with The Weber Group as project partner. The first building of new apartments located near the University of Louisville’s Health Sciences Center programs and the downtown medical district was completed in July 2011 and is home to medical and dental students and faculty. This project is affiliated with the University of Louisville.

Whiskey Row Lofts

Status: Under construction

CITY Properties Group is serving as co-developer and lead designer for the renovation of 2 historic buildings in downtown Louisville, across from the new arena, the KFC Yum! Center, which opened in October 2010. The mixed-use development includes several restaurants, many live-work and office configurations, corporate entertainment suites, unique apartments, and special event spaces.

This project takes advantage of natural lighting, efficient heating, cooling and ventilation systems, and is maximizing the reuse and recycling of building materials and incorporating many other sustainable design elements. The 100,000 square feet of space offer an interior courtyard, skylights, a beautiful grand staircase, and a front-row seat for Arena access.

The Civil War-era buildings offered many design challenges and found conditions. CITY Properties Group created a development strategy to make the project feasible and has worked closely on creative problem solving for design and constructability issues with all consultants throughout the design and renovation processes.

Clay Commons

Clay Commons Master Plan– Wright-Taylor, Clay Commons Hotel, Guthrie Coke

Status: Design development

Clay Commons, developed around the renovated Henry Clay Building, the Wright-Taylor Building, and future hotel site at 4th and Chestnut, provides a unique urban experience at the heart of the Theater and Arts District on the southern edge of downtown Louisville.  These properties currently offer residential condominiums and apartments, a theater, and catered event spaces with grand ballrooms restored to their original stunning beauty. A new 330-space parking structure supports the events and visitors to the 4th Street corridor. A planned boutique hotel will complete the corner presence and the activity center atmosphere, offering a unique overnight location for event guests and downtown patrons.

The Clay Commons Master Plan was conceived by CITY Properties Group during the renovation feasibility study for the Henry Clay building to take advantage of the building’s location and the potential for a mini convention center. The district will continue to evolve with new features as the additional spaces are built or renovated.

The Wright-Taylor Building, originally constructed in 1928 to house small commercial businesses, features two stories of space in a steel frame building of Tudor Revival Style executed in glazed architectural terra cotta facade. This living piece of Louisville's history on old Theater Row will soon be transformed into a vibrant destination spot downtown.
